We purchase land sites subject to planning permission or permission granted for potential or alternative leisure uses, such as stables & grazing land, fishing sites, allotments, car boot sale sites close to main roads.
We have six or seven changes of use that most people wouldn’t have thought of. The main one does not require planning permission at all, yet enhances the value of the land greatly.
We are prepared to spend our own money adding value to your asset or your land. If we do not buy at the end of that, you have an uplifted value to your land. In order to protect our position, as sometimes it can cost up to £20,000 for architects etc., we ask for an exclusivity agreement. This is through the use of an option agreement which gives us a period of time to complete the purchase of your land and once we have agreed a purchase price or a percentage purchase price with you, it allows us to spend a lot of time and money improving the value of your asset greatly.
You have an acre of typical agricultural land worth about £12,000. You could sell it to a farmer for that amount. If you came to us, we could identify the chances of getting planning permission, or change of use and with that change, it could be worth hundreds of thousands of pounds.
We are not going to do all that for you, only to make a consultancy fee of a couple of thousand of pounds. Instead we would ask you to exchange contracts with us and we will give you (for example) £200,000 for it, but we would need 18 months to do so. In essence we will exchange contracts with you, give you a small deposit and we will complete when planning permission is in place and it is all ready to go ahead.
If we fast forward, you are in a great position, as we have either got planning permission and are going to buy, or we have progressed the site so that if we do not buy it, you are in a better position, as we have added value to your site and you can also go back to selling it without planning permission.
Nine times out of ten, if we have the purchase agreement signed, then we will normally get planning permission and complete the purchase.
We also consider properties that are dilapidated or disused & suitable for redevelopment such as residential semi detached and detached properties. After a death and bereavement you may not want to go through a prolonged house sale. We can buy your home quicker than a traditional sale through an estate agent. We also all consider other types of property such as:
- Public houses
- Old barns
- Disused offices
- Disused petrol stations
- Road transportation and builders’ yards.
- Industrial and institutional properties
- Pre fabricated homes: of non standard construction such as Pre cast reinforced concrete homes, known as PRC houses.
